There are two ways to look for lakefront property at Smith Mountain Lake on the Internet.

  1. The hard way:
    The way you are doing it now, searching through hundreds of web sites, sorting out numerous duplicates, only to discover later that your favorite property has been sold and the realtor just hasn't had time to remove it (or left it on their web site just to get you to contact them, big waste of your time).
  2. The easy way:

Smith Mountain Lake, Virginia, a 20,600-acre man made hydroelectric generating reservoir and public drinking water supply, with more than 500 miles of beautiful shoreline and mountain scenery with a nearly constant water level (see below). Hidden away in a valley just east of the Blue Ridge Mountains between Roanoke and Lynchburg, in southwestern Virginia, at the junction of the Roanoke and Blackwater Rivers. Smith Mountain Lake is almost 50 miles long and more than 200 feet deep and contains trophy stripers, muskellunge, crappie, walleye, perch, large and small mouth bass. Activities for everyone include all types of boating, fishing, swimming, water skiing, sailing, golf, hunting, dining, relaxing and more. 

Real estate taxes are as low as 46 cents per $100 and electricity is as low as 8.6 cents per KWH. The overall cost of living is about 80% of the national average. A typical totally electric waterfront lake home with 3,000 square feet might have a real-estate tax of about $4,000 per year and an average electric utility bill of around $100 per month. The 6,000 +/- families already here are enjoying themselves while their property value appreciates at yearly rates better than the national average. Don't wait, until it is too late, check it out now before the prices get any higher.

This area is somewhat like a time warp, back to a period when you were a child and nobody was in a hurry. Located far enough south to be out of the extreme winter weather, while still having the complete four-season climate. These are "the good old days" and you might as well start enjoying them now, while your investment steadily appreciates.
